Hold your money still until you get the keys
Protect your approval all the way to closing.
Getting approved for a mortgage is a big win, but the finish line is the closing table, not the approval letter.
Between approval and closing, lenders usually check your credit and your job again. A new car, a new credit card, furniture you put on credit, a big cash deposit you can't explain, or switching jobs can change what you're approved for. Sometimes it shows up just days before closing.
From the day you're approved until the day you get your keys, treat your money like it's on pause. Before you buy, borrow, move money or change jobs, call your lender and your agent first. A five-minute call can protect your home.
General education only, not legal, tax or lending advice. Program rules vary; ask your lender, attorney or program office about your situation.
Next tip: The inspection protects you. The appraisal protects the lender.
